BBM were appointed in 2015 to create a new build light industrial commercial warehouse for clients, Hastings Borough Council. The estate dates back to the 1970ʼs when most of the units were built as part of an industrial development for Hastings. The new unit has allowed for the current tenant, BD Foods to expand their business while remaining an integral part of the Hastings and St Leonard’s economy. The striking blue profiled metal sheet cladding has also created an uplift to the area’s visual impact. BBM’s design responsibility was for the ‘shell and core’ with the fit out work undertaken by the tenant.
One of the most challenging aspects of the project was devising a parking strategy where the new building was going to displace 62 spaces and where the adjacent area was hemmed-in by an area of protected woodland. The solution involved forming a new car park to the rear of the original unit on a steeply sloping grass bank. A huge retaining wall was needed to achieve this. Before the works could commence, a comprehensive set of ecological surveys and translocation work had to be carried out.
The new unit’s connection to the original building also needed careful evaluation. Tenant services installations on the elevation concerned obviated doing a full length join and instead two links were formed to allow the connectivity required whilst overcoming the detailing issues presented.
The unit utilises modular portal steel frame construction with high levels of insulation to the walls, floor and roof. To support Hastings Borough Council’s low carbon building principles an array of photovoltaic panels was installed on the south facing pitch of the new roof. A specialist resin screed was used to provide the high levels of hygiene required of the floor finish.
The works were carried out with little or negligible down-time of the tenant’s production work. The completed building and parking have met the Client’s brief whilst working within a challenging set of site constraints. The new building’s sustainability credentials will provide effective light industrial accommodation well into the Twenty-First Century.
